Are you preparing to sell your home in the Monterey Peninsula?

If so, there's one thing you should keep in mind above all else: Better Marketing = Better Results.

In today's downward trending real estate market, you'll need to do everything you can to make your home stand out. With the right marketing strategy, you can ensure a successful sale. When you’re selling your home, it’s important to put your best foot forward. Preparation for the market is extremely important. From repairs to paint and staging it all plays a vital role in maximizing your sale. One often overlooked aspect to getting a home sold is the marketing. Marketing is the most important part of maximizing a sale. It makes no sense to do all of the prep work if your home isn't being exposed to the right buyer audience. That said, in today’s market you need to be doing everything possible to get the most exposure for your listing. With buyer demand dropping as interest rates rise, that means making sure that your house is seen by as many viable buyers as possible, and generating as many viable leads as you can. The more leads you have, the higher the chances are that you will find the right buyer for your home. So what are two of the most important questions you should be asking your agent before you hire them?

1. Ask who they think your buyer is?

If the agent you interview doesn't have a clue about who your buyer is, they will certainly have a tough time reaching them. If they are able to tell you who your buyer most likely is, then you can ask the following question.

2. How will they be targeting your buyer audience?

Understanding how a real estate agent is going to expose your listing to your ideal buyer audience is important for deciding which one you want to work with. A gifted real estate marketer will have an understanding of all three media - print, digital and social. They can use this knowledge wisely by creating lists targeting certain audiences through each platform available. If the agent you are interviewing doesn't seem to have an understanding of marketing outside of what is available in their office you will probably want to consider working with a more experienced marketer.

It is really simple, the more exposure your listing has, the better your chances are of a successful sale at the highest possible price.

By asking these questions, you can be sure that you are hiring an agent that is able to get your listing the marketing and exposure that it needs for your home to sell for the highest possible price in the shortest amount of time.

Marketing is key in today’s market, so don’t overlook it!
